Create Price Rules
Please navigate to your website dashboard > Rooms > Flexible Price Rules, there you can create some price rule-sets and apply them to selected rooms. Following are the options for each price rule set:
- Title – Name the rule-set. For example, “Holiday Week Price”.
- Time Range – Set the Time Range for the rule to take effect, for example, from September 10, 2023 to December 31, 2023. You can also choose to make a rule permanent without a time limit.
- Adjustment Type – Percentage / Fixed Amount. (New feature added in version 1.9.0)
- Special Price – This special price will be the new base price for the room for that time frame. Special Price is based on the original price of the room and are scaled up or down by the percentage set.
- Long Stay Discounts – When guests check in on any day within the time range:
- Weekly Discount – Discount for consecutive stays of 7 days or more.
- Monthly Discount – Discount for consecutive stays of 28 days or more.
- Custom – You can set custom long-stay discounts.
- Early Bird Discount – Offer a discount for early bookings.
- Last-Minute Discount – Offer a discount for bookings close to arrival.
- Apply the Rule-set To selected rooms.
When multiple price rules are applied to a room, please note:
- There can only be at most one price rule with no time limit at the same time;
- Only one price rule can be active during the same time period. Multiple price rules within the same time period cannot be combined;
- When there are multiple price rules with time range restrictions, please ensure that the time ranges of these price rules do not overlap, otherwise calculation conflicts will occur.
How do price rule sets work?
We will use the following scenarios as examples:
Example #1
A new price rule-set is created, which including:
- Title – “Low Season Discount”
- Time Range – From September 1, 2023 to September 30, 2023
- Special Price – Decrease 10% (10% off)
- Long Stay Discounts – Weekly discount 15% off. That is, when the room stays for more than 7 consecutive nights (including 7 nights), enjoy a 15% discount on the total room price.
- Early Bird Discount – No
- Last-Minute Discount – No
And then apply this price rule-set to 2 rooms: Room A, and Room B.
- Room A – Room A is originally priced at $200 per night. After applying the “Low Season Discount” price rule for Room A, from September 1, 2023 to September 30, 2023, the nightly price of Room A will change from $200 to $180.
- If the guest books room A for 5 consecutive nights during this period, the total cost of the room is: $180 x 5 = $900
- If the guest books room A for 10 consecutive nights during this period, the guest will enjoy a 15% discount on the total price of the room because of the “Long Stay Discounts”. So, the total cost of the room is: $1800 – $1800 x 15% = $1530
- In addition, if the customer also orders “Extra Services” worth $200, the total order price would be: $1530 + $200 = $1730. Because the Flexible Price Rules only apply to room billing, extra services are not included there.
- If you want to give guests a discount on the total price of the entire order (including room charges and additional service fees), you can use WooCommerce’s discount coupon feature.
- Room A Special Case #1
- A guest has reserved Room A from September 27, 2023 to October 4, 2023. 7 nights in a row. 4 days in September and 3 days in October. The room rate in September is $180 per night (10% off), while the room rate in October is $200 per night (discount ends). The total cost of the room is therefore: $180 x 4 + $200 x 3 = $1320.
- Because the check-in time is September 27, 2023, and the consecutive check-in time meets the conditions of at least seven days, the guest can also enjoy the long-stay discount. So, the total cost of the room is: $1320 – $1320 x 15% = $1122
- Please note that the long-stay discount at this time is for the total room cost for these seven days, not just for the room costs for the four days in September.
- Room A Special Case #2
- A guest has reserved Room A from August 29, 2023 to Spetember 5, 2023. 7 nights in a row. 3 days in August and 4 days in September. The room rate in September is $180 per night (10% off), while the room rate in August is $200 per night (discount not yet started). The total cost of the room is therefore: $200 x 3 + $180 x 4 = $1320.
- Since the check-in time is August 29, 2023, which is not within the effective period of the long-stay discount, the guest cannot enjoy the long-stay discount even though the guest has stayed for at least 7 consecutive days.
- Room B – Room B is also originally priced at $200 per night. But unlike room A, room B is priced at $230 per night for weekends (Friday and Saturday).
After applying the “Low Season Discount” price rule for Room B, from September 1, 2023 to September 30, 2023, the non-weekend nightly price of Room B will be changed from $200 to $180 and the weekend price will be changed from $230 to $207.- If a guest books Room B for 5 consecutive nights during this period, including a Friday and a Saturday, the total cost of the room will be: $180 x 3 + $207 x 2 = $954
- If the guest books B room for 7 consecutive nights (including Friday and Saturday), the total cost of the room is: $180 x 5 + $207 x 2 = $1314. And guests will enjoy a 15% discount on the total room price because of “Long Stay Discounts”, so the final cost of the room is: $1314 – $1314 x 15% = $1116.9
- In addition, if the customer also orders “Extra Services” worth $200, the total order price would be: $1116.9 + $200 = $1316.9. Because the Flexible Price Rules only apply to room billing, extra services are not included there.
- If you want to give guests a discount on the total price of the entire order (including room charges and additional service fees), you can use WooCommerce’s discount coupon feature.
Example #2
A new price rule-set is created, which including:
- Title – “Holiday Price”
- Time Range – From December 1, 2023 to January 31, 2024
- Special Price – Increase 20%
- Long Stay Discounts – Weekly discount 15% off. That is, when the room stays for more than 7 consecutive nights (including 7 nights), enjoy a 15% discount on the total room price.
- Early Bird Discount – No
- Last-Minute Discount – 5% off when booking within 20 days of arrival
And then apply this price rule-set to 1 room: Room C.
- The original price of room C is $300 per night, and the weekend (Friday, Saturday) price is $350 per night.
After applying the “Holiday Price” price rule for Room C, from December 1, 2023 to January 31, 2024, the non-weekend nightly price of Room C will be changed from $300 to $360 and the weekend price will be changed from $350 to $420.- If a guest books Room C for 5 consecutive nights during this period, including a Friday and a Saturday, the total cost of the room will be: $360 x 3 + $420 x 2 = $1920
- If the guest books C room for 7 consecutive nights (including Friday and Saturday), the total cost of the room in the order is: $360 x 5 + $420 x 2 = $2640. And guests will enjoy a 15% discount on the total room price because of “Long Stay Discounts”, and the total cost of the room is: $2640 – $2640 x 15% = $2244
- If the guest has booked 7 consecutive days and there are only 10 days left before the selected check-in date, in addition to the 15% long stay discount, the guest will also enjoy a 5% discount on the total room price due to the “Last Minute Discount”. So the price of the order is: $2640 – $2640 x 15% – $2640 x 5% = $2112
- In addition, if the customer also orders “Extra Services” worth $200, the total order price would be: $2112 + $200 = $2312. Because the Flexible Price Rules only apply to room billing, extra services are not included there.

Rules apply to the base nightly rate, not per booking
One important point to note when using the flexible pricing rules feature is: Whether adjusting prices as a percentage or a fixed amount, all adjustments are made per night—whether charged per room or per person —not per booking.
This will be explained in detail below with different examples.
When the nightly rate is calculated per room (not per person)
For example, if a room originally costs $300 per night, the price will vary under different pricing rules as follows:
Flexible Pricing Rules A:
- Adjustment Type – Percentage
- Special Price – 20% off (per room) per night. For example, if a room originally cost $300 (per room) per night, the special offer price is now $240 (per room) per night.
- Long-Stay Discounts – 10% discount per night for consecutive stays of 3 nights or more. Based on the previous special offer price, the long-stay offer would be $24 per night, totaling $72 off for 3 nights.

Flexible Pricing Rules B:
- Adjustment Type – Fixed Amount
- Special Price – 20 (current currency unit) off (per room) per night. For example, if a room originally cost $300 per night, the special offer price is now $280 (per room) per night.
- Long-Stay Discounts – Enjoy a 10 (current currency unit) discount per night for consecutive stays of 3 nights or more. So if the currency is USD, the long-stay offer would be $10 per night, totaling $30 off for 3 nights.
Guests can view the price details when booking a room:
Total Cost details are collapsed by default. You can change this setting to display them by default.
When the nightly rate is calculated per person (not per room)
For example, if the original price is $200 per person per night, the price will vary under different pricing rules as follows:
Flexible Pricing Rules A:
- Adjustment Type – Percentage
- Special Price – 20% off (per person) per night. For example, if the original price is $200 per person per night, the special price is $200 – $200 × 20% = $160 per person per night. When 2 people stay in the room, the special price is $160 × 2 = $320 per night.
- Long-Stay Discounts – 10% discount (per person) per night for consecutive stays of 3 nights or more. Therefore, for two people staying 3 nights, the long-stay discount is $160 × 10% × 2 = $32 per night, saving a total of $96 for 3 consecutive nights.

Flexible Pricing Rules B:
- Adjustment Type – Fixed Amount
- Special Price – 20 (current currency unit) off (per person) per night. For example, if the original price is $200 per person per night, the special price is $180 per person per night. When 2 people stay in the room, the special price is $180 × 2 = $360 per night.
- Long-Stay Discounts – Enjoy a 10 (current currency unit) discount (per person) per night for consecutive stays of 3 nights or more. If the currency is USD, for two people staying 3 nights, the long-stay discount is $10 × 2 = $20 per night, saving a total of $60 for 3 nights.
